Gregg explained that the covenants and restrictions were recorded after 2018 and now title companies should be aware when home ownership transfers: there have been liens filed against properties for outstanding dues and assessments.
Gregg spoke about the $250 per year dues which covers (1)Signage on Montauk Highway entrance (2 ) landscaping on Emmett Drive (3) Utilities and (4)Enforcing Covenants and Restrictions. Gerry added the additional costs to maintain and replace trees along Emmett Drive.
